Upcoming FEMA Flood Maps Update for Houston

Upcoming FEMA Flood Maps Update for Houston

Overview

The Federal Emergency Management Agency (FEMA) has announced a comprehensive revision of flood insurance rate maps (FIRMs) for Harris County and surrounding areas. This is the first major update since Hurricane Harvey reshaped the flood landscape in 2017.

"These updated maps will reflect current conditions and give communities more accurate data to make informed decisions about flood risk." — FEMA Region 6 Administrator

Key Changes Expected

  • Expanded Special Flood Hazard Areas (SFHAs) in Meyerland and Brays Oaks
  • Updated Base Flood Elevations (BFEs) incorporating post-Harvey hydrology
  • New flood zone designations for areas near Barker and Addicks Reservoirs
  • Revised drainage channel capacity assessments from HCFCD

Timeline & Next Steps

  1. Preliminary maps released for public comment (Q3 2026)
  2. 90-day appeal period for affected property owners
  3. Final maps adopted and effective (estimated Q1 2027)

Impact on Flood Insurance Premiums

Properties newly mapped into a Special Flood Hazard Area will be required to carry flood insurance if they have a federally backed mortgage. The NFIP's Risk Rating 2.0 methodology (effective since October 2021) means premiums are individually priced based on a property's specific risk factors.
