The reports and data provided by FloodMaps, a service of Afterblast LLC ("we," "us," or "our"), are designed to aggregate historical data and provide automated, informational overviews of potential property flood risks.
By purchasing a report or using the FloodMaps service, you explicitly acknowledge, understand, and agree to the following limitations and disclaimers.
1. Not an Official Government Source
Afterblast LLC is a completely independent, private company. We are NOT affiliated with, endorsed by, or sponsored by any government agency.* The data generated by FloodMaps does not represent official determinations by the Federal Emergency Management Agency (FEMA), the National Oceanic and Atmospheric Administration (NOAA), the Harris County Flood Control District (HCFCD), or any other federal, state, or municipal authority.
Our reports cannot be used to satisfy any regulatory, legal, or administrative requirements mandated by government entities.
2. Not a Substitute for Professional Services
The information provided by FloodMaps is strictly for educational and informational purposes.
- Not an Elevation Certificate: Our reports do not replace and cannot be used as an official FEMA Elevation Certificate.
- Not a Land Survey: We do not employ licensed professional land surveyors or engineers. The data provided does not replace a physical, professional survey of a property.
- Not Real Estate or Legal Advice: The reports should not be construed as professional real estate, legal, or financial advice.
3. Limitations of Data, AI, and Forecasting
Flood risk, particularly in coastal and low-lying regions, is inherently volatile and subject to rapid change.
- Historical Data Does Not Predict the Future: Our service relies on historical weather events, past flood plains, and aggregated public data. Past flooding (or lack thereof) is absolutely no guarantee of future property safety or vulnerability.
- Algorithmic and AI Limitations: FloodMaps utilizes automated algorithms and artificial intelligence to process and synthesize complex data. These systems are subject to errors, misinterpretations, and omissions. The data feeds we pull from may be delayed, incomplete, or inaccurate.
- Micro-Local Factors: Our reports cannot account for recent hyper-local changes, such as new neighborhood construction, changes in local drainage systems, blocked culverts, or unrecorded topological shifts.
4. Assumption of Risk and Decision-Making
You, the user, assume all risk and liability associated with how you interpret and use the data provided in a FloodMaps report.
- Do Your Own Due Diligence: You agree NOT to use FloodMaps data as the sole or primary factor in making major life or financial decisions, including but not limited to: purchasing real estate, waiving contingencies, approving mortgages, underwriting property insurance, or assessing property values.
- Life Safety: Under no circumstances should FloodMaps data be used to make life-safety or evacuation decisions during an active severe weather event, hurricane, or flash flood. Always defer to local emergency management authorities.
5. Complete Release of Liability
By utilizing this service, you release Afterblast LLC, its founders, members, and affiliates from any and all liability for property damage, financial loss, loss of life, or other damages that occur to a property you have queried through FloodMaps. We provide this data "as is" without any warranties, express or implied, regarding its accuracy or fitness for a particular purpose.
6. SMS and Messaging Disclaimer
Any SMS or messaging-based FloodMaps output is provided for convenience only and remains subject to all of the same report, data, and accuracy limitations described on this page and in our Terms of Service. Your mobile information will not be sold or shared with third parties for promotional or marketing purposes.
